serenely on 19 hectares along the Tagaytay ridge, it is thoughtfully parceled
out into a very-limited number of prime custom-lots generously sized between
1,000 to 2,000 square meters, each with a never to be obstructed view
of the country’s most picturesque volcano.
A Balai Taal home is envisioned to showcase the best
of contemporary Southeast Asian architecture featuring luxurious and well-appointed
structures highlighted by uniquely Asian touches…airy rooms and
uncluttered spaces that seamlessly open up into generous decks welcoming
breathtaking views and tropical gardens … bathrooms that indulge
the senses…pools that seem to flow into the lake beyond. It is envisioned
as a family’s private retreat… a place to linger… to
reconnect … to nourish body and soul through communion with nature.
This is the vision that each Balai Taal resident is encouraged
to adopt when planning and designing their homes. To facilitate this,
design guidelines and restrictions have been developed on architecture,
finishing, building footprint, easements, building height, and lot usage
to maintain a low-density, private residential community that promotes
the unique features and ideals of Balai Taal.

With these in mind, the developer has accredited certain
architects who can articulate and illustrate such style in an individualistic
manner. These designs and drawings shall assist prospective buyers in
visualizing the style and quality of homes envisioned for Balai Taal and
shall serve as guidelines and inspirations to them when planning and designing
their own homes.

STRUCTURAL & ENGINEERING
Infrastructure and utilities are designed to blend with
the property environment and existing natural features.
Grading
Layout of infrastructure (including roads) and structure follows the topography
of the property and earthmoving is kept to a minimum to avoid erosion
as well as to keep the property looking as natural as possible. In conforming
with the natural landscape, the developer combined the best of modern
technology and traditional (rip- rapping/ cabite’) know how to ensure
the stability and quality of the property foundation.
Roads

Water
- Primary source shall be the local water
supply
- To be complemented by on site water resources
to ensure continuous supply of fresh water

Wastewater Treatment
Each household shall install a dedicated (onsite) wastewater treatment
facility for its domestic wastewater consisting of a solids digester,
anaerobic and facultative tanks, intermittent trickling and sand filters,
and dis-infection system. The effective operation of the facility presupposes
a dedicated sanitary line for the water closet which shall be separate
from that of the other wastewater sources (bathroom, washroom, kitchen,
etc.)

Open drainage for ease of maintenance, properly finished for aesthetic
considerations
Power and Telecommunications Systems
- MERALCO is the primary source of power
- Power system is an underground loop system
where distribution transformers are strategically located to provide
power through individual stub outs to the lots. Lots shall be individually
metered.
- Telecommunications system shall be an
underground system which shall provide for two (2) telephone lines per
lot
- Capable of DDD and IDD
- Capable of handling internet
